At Via Rimini 21–29, in the heart of the Barona–Famagosta district, the construction site for the energy redevelopment of the residential complex La Spezia residential complex is already operational: 547 housing units will be involved in works capable of reducing energy consumption by up to 65%.
Wegreenit, a general contractor focused on the energy efficiency of existing buildings (“retrofitting”), announces the start of redevelopment works on the La Spezia residential complex at Via Rimini 21–29 in the Barona–Famagosta district. It is the largest public–private super-condominium in Milan, consisting of 11 buildings and 547 real estate units, 39% of which are owned by the Comune di Milano and managed in-house by MM S.p.A., for a total project value of €22.5 million.
The construction site, launched with the aim of significantly redeveloping the existing building stock, seeks to increase the energy performance of the buildings by improving the efficiency of building systems, reducing heat loss from the building envelope, and increasing energy production from renewable sources. All of this will ensure an overall reduction of approximately 65% in the primary energy demand of the entire real estate complex, along with a significant increase in renewable electricity and thermal energy production.
In particular, the project provides 360-degree energy efficiency improvements through:
- Insulation of the building envelope covering approximately 30,000 m²
- Renovation of the 6,000 kW thermal plant and the district heating network loops serving the complex
- Centralization of the Domestic Hot Water (DHW) production system for each building, combined with solar thermal collectors
- Installation of eleven photovoltaic systems with a total nominal capacity of 110 kWp
- Replacement of windows and frames
The planned interventions—especially the external insulation system and the renovation of the heating system—will significantly improve building performance, reducing the Global Energy Performance Index to one quarter (65 kWh/m² per year) compared with the pre-intervention condition, moving the buildings from Energy Class G to Energy Class C.
The intervention will also improve the overall accessibility of the buildings by removing the architectural barriers present within the complex.
“The intervention will guarantee residents real savings on energy costs—around a 65% reduction in energy bills,” says Fabrizio Candoni, CEO of Wegreenit.
“It will also allow them to make a concrete contribution to the energy transition and environmental and social sustainability, thanks to a reduction of greenhouse gas emissions of approximately 800 tons of CO₂ per year, while contributing to the regeneration of an urban area covering around 5,000 m².”
