The Energy Performance of Buildings Directive

In May 2024, the European EPBD (Energy Performance of Buildings Directive), officially came into force. This legislation sets new energy standards for all EU countries, requiring that all new buildings achieve NZEB (Nearly Zero Energy Buildings) performance levels and that a large part of the existing building stock is upgraded.

Currently, about 70 percent of Italian buildings (equivalent to about 5 million dwellings) are in the lowest energy classes (F and G) and 48 percent of buildings do not have an Energy Performance Certificate (EPC) updated within the last 10 years.

In this context, the pace of ageing of the real estate stock, both in Italy and Europe, where buildings normally have an average life span of more than 50 years, is a very slow process (3% on average per year). Technological modernization, building process innovation, and the implementation of building automation systems are advancing at a slow pace.

Renovating a building means working on the systems, technologies, and envelopes, accelerating a process that, by its very nature, tends to be long and complex.
